Sprinkler Winterization & Blowouts in Berkley, MI
Berkley lots are compact with mature trees and narrow setbacks. I’ve been winterizing here for decades—streets off 12 Mile and Coolidge, near Catalpa, Oxford, and the Downtown Berkley corridor. Short laterals can still trap water at low spots, so I run 50–60 PSI with high CFM in short passes and leave the drain plug off or partially threaded so any weeping main shut-off drains out.

How I Winterize (My Method)
- Shut off & inspect — supply closed, backflow checked, low points/drains located, zone order verified.
- Hook up safely — connect downstream of the backflow; run 50–60 PSI with high CFM.
- Zone-by-zone clearing — short passes; ~60–120 sec until fine mist; pause between zones.
- Backflow & drains — purge test cocks; leave the drain plug off or partially threaded so any weeping main shut-off drains out.
- Controller — City-water can stay ON; for pump/lake/well, I disable pump-start.
- Report — I leave a paper Sprinkler Winterizing Report and text notes; check the drain in 24–72 hours and replace the shut-off if it’s dripping.
Sprinkler Winterizing Report (What I Document)
- Heads & lines: potential breaks/sunken heads; uneven mist.
- Timer/controller: time/date, overlapping programs; pump-start disabled if applicable.
- Valve boxes: standing water, messy splices, low spots.
- Backflow & shut-off: note pre-existing cracks on ball valves, body/test-cock condition.
- Possible poppet/bonnet leaks: noted; some only show under pressurized water.
- Exposed piping & drains: missing caps, stuck drains, insulation tips.
Limits: I’m there to winterize, not pressure-test the system. Because we run air, not every issue will present now; spring start-up is the time to fully test and fix.

Mini Case Study
A 6-zone system near Coolidge & Catalpa had one shady side run that lingered. Two short passes at 50–60 PSI with high CFM, drain plug partially threaded, 48-hour check—dry; spring startup was clean.
